What are the Leek BS conveyancing panel criteria?
Unlike the CML the Building Society Mortgage Instructions deal with this. Section A.12 states ‘In order to act on our behalf your firm or company must be a member of our conveyancing panel provided we are a society that operates one – see specific requirements for details of our arrangements.
The Special Requirements state:
The Society’s approved solicitor panel manager is Legal Marketing Services (LMS). This can be accessed via the LMS web portal www.lms.com

Will the fact that my firm has signed up to LENDERmonitor Alerts help in my application to join the Leek BS conveyancing panel?
The requirements to join the Leek BS conveyancing panel is likely to be fairly detailed and is unlikely to include signing up to LENDERmonitor alerts.
I am hearing that agents are using online checkers to see if a firm is on a lender panel. Why?
The fact of the matter is that estate agents will be feeling the pain if their clients start out on the conveyancing process using a solicitor who is not on the panel with the purchaser’s chosen lender. Many conveyancing firms are only discovering when they begin working on a case that they are no longer able to work with that lender. Given the inevitable resultant delays in the transaction the chances of an abortive deal increases dramatically. in the circumstances there is understandable anguish on the part of the estate agent as a result of the lost time should the client have to change solicitors lawyers.
My firm is not on the Leek BS approved panel as well other lenders . My clients, who are getting a mortgage with Leek BS wish use my firms conveyancing services regardless of the fact that we are not on the Leek BS panel. Am I doing anything wrong is suggesting to my client that they use a local to represent Leek BS on mortgage aspect of the transaction?
You need to be careful here as what you are proposing may not be acceptable to the mortgage company.
It is possible that you (as a non-panel firm) or the mortgage applicant are not at liberty instruct a panel firm of your choice. An increasing amount of lenders are making it clear to their panel firms that where a non-panel member firm is instructed by one of their mortgage applicants, the lender will appoint a panel firm to carry out its instructions and to liaise with the borrower's conveyancer.
You also need to make the costs implications and potential for delay very clear to your client.
I recently attended a seminar arranged via my PI broker where it was mentioned that solicitors are being sued for non-compliance with BSA Mortgage Instructions. I am on the Leek BS conveyancing panel. Can you tell me how many Specific Requirement changes took place by Leek BS during 2013?
During this period 2 sections of the BSA Mortgage Instructions were changed by Leek BS. Some changes are more important than others but as a firm on the Leek BS conveyancing panel you are of course obliged to comply with individual lender requirements. The concern here is if you are expect to enter into ‘more onerous’ conditions that than the Handbook obligations.
You have to try and take an objective view as to whether the Terms relating to the Leek BS conveyancing appointment (or other terms for other lenders) are ‘more onerous’ than the BSA Mortgage Instructions. I seldom receive a copy of a lender valuation any more. Does the extent of my Leek BS conveyancing panel obligations extend to checking the valuation details where I am acting on a purchase with Leek BS as the lender?

First, You must take reasonable steps to verify that there are no discrepancies between the description of the property as compared to their old address.
