Common on older houses and on anything extended. It rarely stops a purchase, but the lender will want it dealt with, and a policy is the quickest route to dealing with it.

Checked on almost every transaction and resolved for a modest one-off premium. It is the least alarming item on this list despite having the most alarming name.
A restrictive covenant that has been breached
Usually discovered by the conveyancer rather than by the seller, who may not know the covenant exists. The policy is bought once and passes to whoever owns the property next.
Other title and access defects
The category that most often produces a late question before exchange. Most of these are old and undisputed, and insuring them is faster than tracing whoever could confirm the position.

Adding or removing a name
Putting a partner on the title, or taking a former one off, is a transfer of equity. It rewrites the register and it changes who Santander can pursue, so the lender's approval comes first and the paperwork second.
Moving a boundary or releasing land
Selling a strip of garden, or granting a right of way across mortgaged land, reduces what the lender holds security over. The lender has to agree to release that part before anything can be drafted.
Some changes are arranged with Santander directly and do not need a conveyancer at all. Consent to let and a rate switch are the common ones. Handling those without instructing a firm avoids external legal fees, although the lender may apply its own administration charge and its own conditions.
