Search the Handelsbanken conveyancing panel by postcode
Handelsbanken releases mortgage funds to a firm working with its instructions. 21 firms in the directory work with Handelsbanken instructions. Search by postcode to see which cover your area, nearest first.
Searching costs nothing. Legal fees are agreed with the firm you instruct, and Handelsbanken may apply its own administration charges, which sit outside any legal fee.

How the postcode search decides what to show you
Searching a lender panel is not the same as searching a list of local solicitors. The starting point is the lender, because the lender decides which firms can act for it, and only then does location narrow the answer.
Match the lender
The search begins by resolving Handelsbanken to a panel, so every firm returned is one working with that lender's instructions rather than simply a nearby conveyancer.
Place the postcode
The postcode is resolved to a location and firms are ordered by distance from it. Distance is a convenience rather than a requirement: conveyancing is largely done remotely, and a firm two counties away can act perfectly well.
Weigh accreditation and capacity
Regulatory status is shown against each firm, and firms not currently taking instructions do not appear. Some lenders treat Conveyancing Quality Scheme accreditation as a condition of panel membership, and it is worth asking a firm which accreditations it holds.
No search-demand figures are published for Handelsbanken, because the sample recorded against this lender is too small to describe honestly. Where numbers appear anywhere on this site they come from a named, dated source, and where they are absent it is because there is nothing solid enough to print.
What happens at HM Land Registry afterwards
HM Land Registry works through applications in the order they arrive, and the queue has been long for some years. A Handelsbanken charge can take a while to appear on the register, and that lag is normal rather than a sign something has gone wrong.
Form AP1
The application to change the register. It carries the transfer, the new charge and the evidence for both, and it is what turns a completed transaction into a legal fact.
Discharge of the old charge
A redeemed mortgage is removed from the register on an e-DS1, sent electronically by the outgoing lender. It is a separate step from registering the new one and can lag behind it.
Requisitions
HM Land Registry queries anything that does not add up and pauses the application until it is answered. Most requisitions are administrative, and the answer is usually held by the firm rather than by the borrower.
Filings are made in the name of the legal entity behind the Handelsbanken brand. This site does not publish which entity that is, because which company a borrower contracts with is not something to infer from a brand name. Where a lender has not supplied an approved deed reference, firms work from the standard lender template.
What the regulator badges on a firm actually mean
Every firm in these results is regulated, and the letters beside its name say by whom. They are not marketing marks: they decide who can hold your money and who answers for it if something goes wrong.
SRA
Solicitors Regulation Authority
- Regulates solicitors and the firms they practise in, and maintains the public record of who is authorised.
- Client money is held under the SRA Accounts Rules, separately from the firm’s own.
- Complaints that a firm cannot resolve can be taken to the Legal Ombudsman.
CLC
Council for Licensed Conveyancers
- Regulates licensed conveyancers, who are specialists in property law rather than general practitioners.
- Carries its own client-money and professional-indemnity requirements.
- A CLC licence is not a lesser qualification for conveyancing work; it is a narrower one.
Some firms also hold the Law Society’s Conveyancing Quality Scheme accreditation, which is a practice-management standard rather than a regulator. Several lenders treat it as a condition of panel membership. It is worth asking a firm which of these it holds, and both registers are public.
Checking whether a firm is on the Handelsbanken panel
Panel membership changes, and it changes without announcement. A firm that acted on a neighbour’s purchase last year may not be able to act on yours, and the safest moment to find out is before instructing rather than three weeks in.
Ask the firm directly
Ask whether they are currently able to act for Handelsbanken on your type of transaction. The type matters: a firm can be approved for a standard purchase and not for a shared-ownership or buy-to-let one.
Ask the lender
Handelsbanken holds the definitive list. A directory, this one included, shows a selection of firms working with a lender's instructions rather than the lender's full approved panel.
Ask what happens if the answer changes
If a firm comes off the panel mid-transaction, the lender normally instructs its own solicitor separately and the borrower is usually asked to cover both. Worth knowing the position before it arises.
